Abha New Township

Regional Context:
Abha is the capital of the Asir Region in Saudi Arabia. It is situated 2,270 meters above sea level in the fertile Asir Mountains of southwestern Saudi Arabia, near the Asir National Park. Abha enjoys a mild climate, is a popular tourist destination, and is home to the unique Asir colorful buildings and weavings..

Vision of Abha New Township
Roshn, a PIF-owned developer launched the concept of a new township in Abha. The vision of which to create a livable, well-master-planned affordable residential community with many amenities and green spaces. A community inspired by the rich vernacular of the region to create modern functional homes attractive to Saudi National families.

The Site and Master Plan Program
The site is 5km to the North of the city of Abha with a gross area of 10.9 m sq m of undulating terrain. It began with a pre-concept master plan that embraced and integrated the topography of the site following the natural contours offered.

KEO Role and Scope
KEO was appointed as the Lead Consultant to deliver the following as scope:
• Stage 2: Validation of Pre-Concept MP
• Stage 3: Concept Master Plan Infrastructure
Master Plan, Traffic Studies, Cut and Fill Studies, Building Engineering, Interior Design, Landscape Design
• Stage 4: Detailed Master Plan and Completion of architecture, infrastructure, Landscape, and Interiors to DD Stages.
• Stage 5: Tender Documentation for all Infrastructure, Buildings, Landscape, and Interior Designs.

KEO also had under its contract and management the concept master plan consultant and other specialist consultants. The scope included the full range of services including cost management and sustainability services.

Key Impact of KEO on the Design
As a result of KEO’s extensive studies, we reduced the development cost by 401m SR and reduced the fill by 15.3 m3. The client placed the project on hold after Stage 3.
