Saraya Bandar Jissah Muscat Bay

An extraordinary gated residential development located 25 kilometers southeast of Muscat, and 4 kilometers northwest of Shangri-La’s Bar Al Jissah Resort, Oman.

The development comprises of 5 zones over a 2.2 million square area which is to be carried out over two phases. When completed it will include 356 residential units with a range of typologies including villas, two luxury hotels, a recreation hub, public part and a lagoon located in the valley.

KEO was appointed as the PM/CM consultant to deliver the construction of Phase 1 of the development.

The Phase 1 program that included 224 housing units and other facilities as below.
• Zone 3: 169 villas, BUA 57,429 m2.
• Zone 5: 33 villas, BUA 15,926 m2.
• Zone 8: 22 villas, BUA 17,723 m2,
• Staff Accommodations, junior and senior level staff, BUA 14,050m2 and a Service Zone for back of house operations.

The target market for this world class development are international, regional and 2nd home domestic buyers.
